5 things you need to know if you're looking to sell in the first quarter of 2021

Lockdown 3 doesn't mean that the property market is closed, so now could be the ideal time to put your property up for sale. But there are definitely some things you need to be aware of before doing so and we'll share 5 of the most important ones with you here.

If you were thinking of selling to take advantage of the stamp duty holiday, sadly you've probably missed the chance to do so for the sale of your property if it's not already on the market, as the clock is ticking fast and conveyancers currently have large caseloads, meaning that the legal work is unlikely to be able to be done in time. Having said that this is not a reason not to get your house on the market in Q1, there are still some benefits that you can get.

  1. Property prices have risen by an average of 6% in the past year so you should have more equity in your current home to use to buy your next property.
  2. Due to the lockdown restrictions agents are only supposed to be doing viewings for those people who are in a position to actually buy, reducing the number of 'tyre-kickers'.
  3. The use of virtual viewings has meant that most people who come to do a physical viewing will have already virtually seen your property, increasing the chances that the viewing will result in an offer.
  4. While people have less to do during this period they are more likely to be looking at properties online with a view to moving. Often there will be several people who have shortlisted your property as one of interest before they have even put their own on the market.
  5. Physical viewings are still allowed to take place but only being carried out with the use of PHE and by observing social distancing for both buyers and sellers to help protect all parties. We are finding that a far higher percentage of viewings are resulting in offers.
